Why Does FishHawk Ranch Top Every Family List?
FishHawk Ranch in Lithia is the gold standard for family living in eastern Hillsborough County. The community sits along FishHawk Boulevard off Lithia Pinecrest Road, and everything about it was designed around families.
- Schools: Barrington Middle and Newsome High are consistently A-rated. Bevis Elementary feeds into the pipeline too.
- Parks and trails: Over 28 miles of walking and biking trails connect the entire community. Aquatic Club, skate park, sports fields, tennis courts.
- Safety: Gated and non-gated sections, but the whole community has an active HOA and neighborhood watch.
- Median home price: Mid $400s to $700s depending on the section (Starling, Osprey, Preserve).
- Commute: About 35-40 minutes to downtown Tampa via the Crosstown Expressway.

Wesley Chapel in Pasco County has exploded over the past decade. What was once cow pastures along SR 54 and SR 56 is now a sprawling network of master-planned communities, shopping centers, and new schools.

- Convenience: Brandon Mall area has everything you need. Winn-Dixie, Publix, Target, and dozens of restaurants along Bloomingdale Avenue and Causeway Boulevard.
- Parks: Bloomingdale Park, Alafia River State Park nearby for kayaking and trails.
The commute to downtown Tampa is 25-35 minutes depending on where in Brandon you land. Valrico pushes that to 30-40 minutes, but the trade-off is more land, fewer neighbors, and a quieter pace.
Is Land O' Lakes Worth Considering?
Land O' Lakes in Pasco County has grown significantly, especially along US 41 north of the Hillsborough County line.
